Independent alternative sourcing

KeystoneLink Sourcing Quote Scope and Supplier Documents

Not the referenced brand and not an affiliated desk. KeystoneLink Sourcing does not claim authorized dealer status. We source and compare alternative steel buildings. Original-brand supply is outside this service.

The service is a written comparison. Each factory receives the same use, the same clear span, the same eave height, the same design loads, the same jurisdiction and the same destination. Replies come back as line items, not as a single unlabeled total.

Align the primary frame scope

A rigid frame quote should say whether the columns, rafters, flange braces and base plates are included. If a mezzanine or a crane beam is required, it is a separate line. Hot-rolled steel for the main members and cold-formed steel for purlins are not interchangeable descriptions. Ask the supplier to name the grade it priced.

Wall girt and roof purlin sample pieces on a rack

Price secondary framing on its own row

Purlin and girt spacing changes the sheeting screw pattern and the collateral capacity. A quote that says “standard secondary” without a spacing and a thickness cannot be compared with a quote that lists 5 ft purlin spacing, a 0.060 in thickness and a stated yield. Flange braces and sag angles belong in this row when they are required for the design live load.

Insulated metal panels stacked with a thickness tag

Split the envelope from the frame

An insulated metal panel with a stated R-value is a different package from screw-down sheeting plus a buyer-supplied liner. Thermal transmittance, fire-resistance rating and the trim condition at the eave are envelope questions. Leaving them inside an unlabeled building price hides the trade between a shell and a closed building.

What each quotation must answer

International Building Code editions, adopted locally, and AISC 360 from the American Institute of Steel Construction are references a supplier may cite. Citation is not proof that the quoted system is approved for your site. AWS D1.1 is the welding code to request when shop welds are in scope. IAS AC472 and ISO 9001, when a supplier mentions them, must name the plant and the program year. A homepage mark is not that document.

Shell or kitFrame and stated secondary members, exclusions listed
Delivered packageAdds freight terms and unload responsibility
Installed or turnkeyErection, slab, utilities and permits named or excluded

Shell package or completed scope

One view holds that a shell or kit keeps the quoted number smaller and leaves the slab, erection and doors with the buyer and local trades. The other view holds that a turnkey scope coordinates more of the building, yet exclusions for utilities, permits and crane time still have to be confirmed. Both can be honest. They stop being comparable when a buyer ranks them as if they were the same scope. KeystoneLink Sourcing keeps the four names — shell, delivered, installed, turnkey — on separate rows.

A coordination example

Illustrative procurement scenario (not a completed project): a distributor wants two warehouse sets, each with a 100 ft clear span and a 22 ft eave, shipped to one destination, with erection excluded. Process: the brief states a 20 psf collateral load for lights and sprinklers, asks for anchor reactions, and requests the welding procedure that the shop will apply under AWS D1.1 if welds are proposed. Comparison step: factories that omit the collateral load or the freight term are marked incomplete. No award is implied, and no percentage saving is calculated, because the replies are not yet on one basis.

Limits sit in the open. This service does not stamp drawings, does not adopt a code for a city, and does not treat a budget figure as a quotation. Quantity and destination change freight. A wind exposure category guessed from a ZIP code is an assumption until the project engineer accepts it. Transport limits on the road to the pad can reject a framed assembly even when the clear span fits the lot.

Questions by topic

Scope

Which costs need their own line?

Freight, duties, tax, anchor bolts, erection labor, doors, insulation and mezzanines. A missing line is an exclusion until the supplier writes it in.

Can two shells be ranked when one includes sheeting?

Not until sheeting is moved to the same status on both replies, either included with a gauge and finish or excluded on both.

Documents

Which papers should the buyer request?

Frame geometry, design load statement, steel grade, coating, weld procedure when welds are in scope, and the anchor reaction sheet. Each paper must name the quoted system.

Does a quality-system certificate approve the building?

No. ISO 9001 describes a management system. It does not select a wind speed or a fire-resistance rating for your hall.

Role of the desk

Who decides the technical acceptance?

The buyer and the licensed professionals on the project. The desk organizes questions and quotations. It does not replace the engineer of record.

Send one scope and ask for factory quotes

Include the product form, the span, the destination and the timing. Optional budget and supplier preference stay buyer choices. They are not a rated shortlist.

  • Same geometry on every request
  • Loads written with units
  • Exclusions listed before price talk
  • Documents tied to the quoted system

Include specifications, quantity, destination and delivery timing. A shell price, a delivered frame package and an installed building are different scopes.
